Property prices are climbing to record highs, interest rates are on hold (but likely to drop), and buyer demand remains resilient. Despite the chilly winter months, the property market is anything but cool—especially in Perth, which continues to outperform nearly every capital city.
🔥 Perth: One of the Nation’s Hottest Markets
Even the Reserve Bank’s decison to hold the cash rate at 3.85% the market is still increasing. Perth recorded +0.8% growth in June, pushing quarterly growth to +2.1% and annual growth to +7.0%, according to the Cotality Home Value Index – July 2025.
💡 Perth has now posted the strongest 5-year growth in Australia at +81.1%—driven by affordability, tight stock levels, and strong population growth.
- Median Perth dwelling value: $819,885
- Top-performing suburbs:
- Mundaring (+11.6%)
- Swan (+10.5%)
- Kwinana (+9.8%)
- Perth City (+9.1%)

📉 Interest Rates – On Hold, But Not for Long
The RBA held the cash rate at 3.85% in July—against most economists’ expectations, who predicted another cut.
📊 Key Economic Figures:
- CPI: 2.1% in the year to May (down from 2.4% in April)
- Trimmed mean inflation: 2.4% – the lowest since November 2021
- RBA decision: 6 voted to hold, 3 voted to cut
💬 Governor Michele Bullock said the board is aligned on the direction (down), but not the timing. They’ll wait for quarterly CPI data before making their move.
The next RBA decision is due on 12 August, with most major banks predicting a rate cut.
