Perth’s property market continues to shine as one of Australia’s top performers, and the latest data from Cotality in their September 2025 Housing Chart Pack confirms what many West Aussies already feel — confidence for those homeowners with growing equity to invest and for first home buyers the struggle to get into the market with price increases outgrowing savings required and the momentum is building.
📈 Perth Property Leads the Pack in Value Growth
Over the three months to August, Perth dwelling values surged 3.1%, placing it among the strongest capital city performers. On an annual basis, values are up 6.6%, and the city has now hit a record high in home values.
This growth is being driven by a combination of:
- Tight supply: Total listings in Perth are down 21.9% compared to the five-year average.
- Fast sales: Homes are flying off the market in just 10 days — the fastest selling time of any capital city.
- Investor interest: WA has one of the highest shares of investor lending in the country at 38.7%, well above the national average.
🏘️ Listings Still Lagging, But Spring Could Change That
While new listings across Australia are down, Perth bucked the trend in August with a monthly rise in fresh listings. This could signal a more active spring selling season, especially as interest rates ease and buyer sentiment improves.
However, total stock remains tight — 20.8% below the five-year average — meaning competition is still fierce, especially in popular suburbs.
Data below from REIWA shows the how far stock availability in Perth has dropped in recent years to a record low. In September 2022 over 6,300 listings with an average selling time of 17 days compared to this September where there are less than 2,400 listings and properties sold in 10 days.

💰 What About Buyers?
If you’re a first home buyer, there may be a bit good news. From October 1st, the expanded 5% deposit guarantee scheme will make it easier to enter the market. In Perth:
- 52.1% of house suburbs now fall under the new price caps.
- 100% of unit suburbs are eligible.
This opens up far more choice for eligible buyers looking to get a foot on the property ladder.
📉 Interest Rates & Lending
The RBA’s recent rate cuts have brought the cash rate down to 3.60%, and while further cuts are uncertain, borrowing conditions have already improved:
- Variable rates for owner occupiers are averaging 5.75%
- Investor rates are slightly higher at 5.94%, but still down from earlier in the year.
Loan activity is rising, with both owner occupiers and investors showing renewed confidence in the Perth market.
